BDA Bhubaneswar New Housing Project 2017, BDA Affordable Houses in Shantinagar under Smart Districts
The Bhubaneswar Development Authority (BDA) is inviting proposals from the private real estate players to develop 1,300 affordable homes in the heart of the city in Shanti Nagar under the Smart District area. A notice was also published yesterday regarding this. It will be named Shanti Nagar Awas Yojana. It would be developed on a land of 10 acres.
Houses for economically weaker sections (EWS) will be developed by the selected private developers in a land of 6.5 acres. They will be given 3.5 acres to develop it according to their own plan, so they can sell them for high-end residential and commercial complexes and recover project costs.
Shanti Nagar Awas Yojana will be included in the state government’s policy “housing for all”, which aims to provide affordable housing for all homeless urban poor or the poor living in mud houses in a single room. It provides incentives and facilities for the private sector in various areas such as affordable housing, -n-situ slum rehabilitation and rental accommodation, etc. and it also recognizes the importance of private actors to perform the milestone.
The state government’s policy “housing for all” has seven different models to be followed. Shanti Nagar Awas Yojana will be based on the model No. IV of “housing for all” (HFA) Policy-2017.
The new project is located in the center of Bhubaneswar District or Smart District forecast for Smart City Proposal for area-based development and one of the most developed area of the state capital. It is located about 3.2 km from the city railway station, 6.5 km from the Biju Patnaik International Airport. It also has a huge potential for real estate development.
The main task of the Agency is to provide land tenure and ensure time for approval. Real estate developers will develop 1,300 EWS houses over 6.5 acres of land and submit it within 24 months of the development authority on time duration.
BDA leave the rest of the 3.5 acres of land on the remaining basis for the private developer’s own commercial exploitation. The authority has already set a target to build 10,000 homes by the month April 2017 in accordance with housing for all policy in 2017.
